All work will be defined in written estimates, proposals, or contracts. Any work outside the agreed scope requires written approval and may result in additional charges.
All estimates are based on visible conditions and may change due to unforeseen site conditions, material cost fluctuations, or client-requested modifications.
Any changes to the project scope must be approved in writing. Additional work will be billed separately and may impact project timelines.
A deposit of 10% is required prior to project commencement.
For Accessory Dwelling Unit (ADU) projects exceeding 1,000 sq ft, a higher initial deposit may be required, as specified in the project agreement.
The remaining balance will be paid in mutually agreed-upon progress payments based on project milestones and work completed.
Final payment is due upon substantial completion of the project.
Failure to make scheduled payments may result in work stoppage, delays, or termination of services. The Client remains responsible for all completed work and materials purchased.
Unless otherwise stated, the client is responsible for obtaining necessary permits, approvals, and inspections. Any delays related to permitting are not the responsibility of Akraba LLC.
We are not responsible for delays caused by factors beyond our control, including but not limited to weather, material shortages, permit delays, or third-party contractors.
Akraba LLC is not responsible for pre-existing conditions, hidden damage, or unforeseen structural issues discovered during the project. Any required additional work will be discussed and billed accordingly.
We provide a limited workmanship warranty as outlined in the project agreement.
No warranties are provided for materials unless covered by the manufacturer.
To the fullest extent permitted by law, Akraba LLC shall not be liable for indirect, incidental, or consequential damages, including loss of use or profits.
Total liability is limited to the amount paid for the specific service.
We reserve the right to suspend or terminate services for non-payment, unsafe conditions, or violations of these terms.
Client remains responsible for all work completed up to the termination date.

These Terms are governed by the laws of the State of Texas.
We reserve the right to update these Terms at any time. Updates will be posted on this page.
