Garland has a lot of houses with good bones. The city more than tripled in size between 1960 and 1980, and many neighborhoods from that boom are full of single-story brick ranch homes on roomy lots. Those houses were built to last, but their kitchens and bathrooms were built for a different era. Think galley kitchens, small hall baths with a tub-and-shower combo, and tile that’s been there since the beginning.
Akraba Remodeling serves Plano and the wider Dallas–Fort Worth area, and Garland is one of our regular stops. Our home remodeling work in Garland focuses on kitchens, bathrooms and interiors, and we help Garland homeowners make older homes work for the way they live now.
In a lot of Garland ranch homes, the kitchen is a narrow galley tucked away from the living and dining rooms. Where the structure allows, we open it up, add an island or peninsula, and give you more counter space and storage with new cabinets, countertops, backsplash and lighting. If your layout already works, we can keep it and focus on finishes. Learn more about our kitchen remodeling.
Hall baths in older Garland homes are often small, so every inch of a bathroom remodel matters.
We update tubs and showers, swap in vanities with better storage and redo tile floors and walls. In primary baths, a walk-in shower with a low threshold, a bench and grab bars is a popular choice, especially for homeowners who plan to stay in their single-story home for years. Older homes often have dated paneling, worn ceilings or walls that chop up the floor plan. We handle drywall, interior painting, trim, flooring and opening up living spaces, so the whole house feels updated.
Garland’s bigger lots leave room to enjoy the backyard. We also build fences, decks, pergolas and patio covers, plus other exterior projects.
We remodel homes across Garland, from established neighborhoods like Camelot in northwest Garland and Rose Hill near Lake Ray Hubbard, to the historic streets around downtown Garland, to newer homes in the Firewheel area of north Garland.
We also work in nearby cities, including Rowlett, Richardson, Mesquite, Plano, Rockwall and North Dallas.
Often, yes. The key question is whether the wall between your kitchen and living area is load-bearing and what runs through it. We check during the consultation. If a wall can come out, we’ll show you the new layout in 3D. If it can’t, we’ll suggest other ways to open things up, like a wider opening or a peninsula.
It happens with older houses, especially around old tubs and showers where water damage can hide. If we find something, your project manager will explain what we found and what your options are.
It depends on how you use the house. A low-threshold walk-in shower is easier to use and can make a single-story home a better place to age in. If you have young kids, or care about resale, we usually suggest keeping at least one tub in the house. We’ll help you weigh it.
If the work adds or moves plumbing, electrical or gas lines, or changes walls, you’ll generally need a City of Garland permit. Cosmetic updates often don’t. We confirm what your project needs, and Akraba pulls the permits for you.
