A lot of Plano’s houses went up during the city’s big growth years. Plano grew from fewer than 18,000 residents in 1970 to nearly 129,000 by 1990, and plenty of the homes built in those decades still have their original kitchens and baths. Many 1970s and ’80s Plano kitchens are closed off from the family room, with a small breakfast nook and not much counter space. Where the structure allows, we open up the layout, remove soffits to make room for taller cabinets, add an island and update countertops, backsplash, lighting and flooring. Primary baths from this era often have a big jetted or garden tub, a cramped shower and one long vanity. A popular update is to take out the tub and build a roomy walk-in tile shower with a bench and a niche, then add a double vanity with real storage. Usually, yes. Many Plano homes from the ’70s and ’80s have solid bones, good lots and mature trees. What’s dated is the inside: the cabinets, tile, fixtures and layout. Updating the kitchen and baths is often the change that makes the biggest difference in how the house feels day to day.
Often, yes. In some homes the soffits are empty boxes. In others they hide ductwork, plumbing vents or wiring that has to be rerouted. We check during the consultation and tell you what’s involved before you commit, so there are no surprises on demo day.
If the remodel adds or moves plumbing, electrical or gas lines, or changes walls, you’ll generally need a City of Plano permit. Purely cosmetic updates often don’t need one. We confirm what your project needs, and Akraba pulls the permits for you.
A typical bathroom remodel takes about 1 to 2 weeks, and a kitchen remodel about 3 to 5 weeks, depending on size. You’ll get a schedule before work starts, and your project manager will keep you posted along the way.
Interior remodels usually don’t need HOA approval. Exterior projects like fences, pergolas and patio covers often do, and many Plano HOAs have rules about materials, heights and placement. Our 3D design and project details can help with your HOA application.
